I’m looking at a home where the owner built a 700 sq ft unit in backyard, and converted 300sq ft garage into another unit. I haven’t confirmed this yet but I doubt anything has been permitted. With the intention of flipping, how important is it to have permits from the city for work done? Should I price this the same when determining value?
Based on his initial sale price, he wants 378 a square ft.
He owns this free and clear and wants to sell without realtor.
