Flip Anything USA (“FAU”) provides general real-estate education, mentorship, commentary, examples, tools, and community discussion. It does not provide legal, tax, accounting, financial, investment, brokerage, lending, appraisal, engineering, construction, property-management, securities, or other regulated professional advice. A mentor/student relationship is not a fiduciary, agency, partnership, joint venture, or professional-client relationship.
Real-estate risk
Real-estate activities involve risk, including loss of principal, debt/personal guarantees, vacancies, financing/interest changes, title/condition/environmental/zoning issues, taxes, insurance, contractors, tenants, litigation, market changes, fraud, and regulatory obligations. Some strategies may be unavailable or unlawful in a particular location or situation.
You are responsible for independent investigation, due diligence, inspections, valuation, title/legal review, financing, reserves, contracts, licensing, taxes, and professional advice. Do not act solely on FAU content, a live session, consultation, AI answer, calculator, case study, or another member’s statement.
No offer or solicitation
General discussion of properties, partnerships, financing, funds, or investments is not an offer to sell or solicitation to buy a security or investment interest. Earnings/results
FAU does not guarantee that you will find, acquire, finance, improve, rent, sell, or profit from a property; replace income; build wealth; or achieve any specific result or timing.
Any figures involving Tom, students, members, properties, deals, profits, equity, cash flow, or portfolio growth are examples or reported individual experiences. They may be unusual and are not typical or predictive. Results depend on capital, credit, effort, skill, experience, market, timing, costs, financing, partners, and other factors. You can lose money.
A statement such as $20M+ refers only to the working source/methodology described at the time and should be presented as student-reported/aggregate context until independently reconciled. It is not an audited guarantee.
Testimonials and case studies
Testimonials reflect the speaker’s reported experience. FAU may edit for length/clarity without changing meaning. A person’s appearance does not mean every result was independently audited, typical, solely caused by FAU, or repeatable. Property/deal facts can change. No compensation/material connection should be omitted when disclosure is required.
Calculators
Calculator outputs are educational estimates based on user inputs and configured formulas. They are not:
- an appraisal, inspection, feasibility study, bid, budget, title report, lender quote/commitment, underwriting approval, tax computation, legal document, or guarantee;
- a substitute for local market data or qualified professionals.
Defaults may be inaccurate for your market. Verify formulas, inputs, assumptions, units, taxes, insurance, repairs, financing, selling costs, reserves, and sensitivity before use.
AI Tom and automated content
AI Tom may generate plausible but false, incomplete, biased, outdated, or inconsistent content. It may not reflect Tom’s current view or your complete facts. Do not use it for emergencies, deadlines, legal rights, tax filings, financing commitments, safety issues, or irreversible/high-stakes decisions. Verify important information independently.
Do not submit passwords, API keys, full bank/card data, Social Security numbers, privileged/confidential documents, or unnecessary sensitive third-party information.
Live sessions and consultations
Tom/FAU can provide practical educational observations based on information supplied, but does not independently verify every fact and cannot guarantee availability, response time, deal outcome, financing, legality, or professional adequacy. Reasonable-use mentorship access is not emergency service or unlimited 24/7 consulting.
Third parties
FAU may reference third-party books, properties, lenders, agents, contractors, attorneys, tools, platforms, or services. References are not a warranty or guarantee. Conduct your own diligence; third parties control their own terms, data, and performance.
Professional advice
Consult appropriately licensed attorneys, CPAs/tax professionals, financial advisers, brokers/agents, lenders, inspectors, appraisers, engineers, contractors, insurance professionals, and other local experts before acting.
